The Martyrs Lane site in Woodham is only 3 miles from Pyrford.
If developed the impact on local infrastructure – roads, health facilities, schools – would have a serious impact on Pyrford and Woking as a whole.

Assuming 1024 houses are built, and Community Infrastructure Levy of £125 per squ. mtr is collected, This would amount to £25m for ALL infrastructure improvements on or around the site.
A small health centre (6 consulting rooms) built on a greenfield site would cost £15m once ready to use. A new build school, around £50m.
Any suggestion that these facilities would be available, on this site, is pure wishful thinking. QED This cannot be a sustainable development.

Affordable housing is what people actually need, but there is no CIL on affordable housing (presumably to keep it affordable). So definitely no health centre or school.

Building on any of the Green Belt sites in the London area will not address the prime requirement of the development plan because no affordable housing will be provided.
